Holtby is a small village around 3.5 miles east of York, roughly a 10 minute drive from our base. It falls under City of York Council, the same planning authority covering the city and most of the villages closer to it.
We've completed general building work in Holtby before, including a new single brick garage with a pitched gable roof and gravel driveway for a local customer, so we know the area and its properties well. For home extensions specifically, we offer the same full range as everywhere else we build: rear, side return, wraparound, single-storey, two-storey and kitchen extensions, all part of our standard Home Extensions service.
Under City of York Council, standard Permitted Development limits apply: single-storey rear extensions up to 3 metres (semi-detached/terraced) or 4 metres (detached) without planning permission, or 6/8 metres under the Larger Home Extension scheme with prior approval. Given Holtby's rural, low-density character, garden size is rarely a constraint for most extension designs, though we still check the specifics of your plot before finalising anything.
Holtby's rural setting, with fewer immediate neighbours than a village like Haxby or Wigginton, generally makes for a more straightforward planning picture, though we never assume this without checking your specific plot, particularly if your property sits near any watercourses or agricultural land where drainage can be a bigger consideration than in a denser village setting.
