A well-laid patio is one of the most cost-effective ways to add usable outdoor space to a York garden, and it's also one of the areas where poor groundwork shows up fastest, an uneven or badly drained patio starts looking tired within a couple of years, while one built on a proper sub-base and falls correctly will look good for decades.
RW Builders lays patios and paving for homeowners across York and North Yorkshire, as standalone projects and as part of wider landscaping and extension work.
Yorkstone and natural stone – a traditional, distinctive choice that suits period properties and rural settings particularly well, and weathers naturally over time
Porcelain paving – increasingly popular for its consistency, low porosity (making it more stain and frost resistant) and contemporary appearance
Indian sandstone – a lower-cost alternative to Yorkstone with a similar natural, textured look
Concrete block paving – practical and cost-effective, available in a wide range of colours and patterns
Reconstituted stone paving – manufactured to mimic natural stone at a lower price point
How the gaps between paving slabs are finished affects both appearance and durability. Traditional mortar pointing gives a solid, weed-resistant finish but can crack over time if the sub-base moves. Resin-based jointing compounds have become popular as an alternative, offering flexibility and weed resistance without some of the cracking issues associated with rigid mortar joints, particularly on larger paved areas exposed to temperature changes throughout the year.
A patio is only as good as what's underneath it. Proper construction involves excavating to sufficient depth, laying a compacted sub-base of hardcore or crushed stone, then bedding the paving on a mortar or sand bed with the correct falls (a slight slope, typically around 1 in 80) directing water away from the house rather than towards it. Skipping or skimping on the sub-base is the most common reason patios sink, crack or develop standing water within a few years of being laid.
Laying a patio in a rear or side garden generally doesn't require planning permission, since it's treated similarly to other permitted development groundwork. Front garden paving has its own specific rule worth knowing: if the new or replacement hard surfacing covers more than 5 square metres and uses an impermeable material (such as standard mortared paving) that doesn't allow water to drain away naturally, planning permission is needed. Using a permeable material, or directing water run-off to a lawn, border or soakaway within the property, avoids this requirement regardless of the area covered. We factor this into the design for any front garden project.

Beyond planning rules, proper drainage matters for the patio's own longevity as well as avoiding problems for the wider property. Water needs somewhere to go, whether that's directed to a lawn or border, into a dedicated drainage channel, or connected to existing surface water drainage. A patio built without this consideration can direct water towards the house rather than away from it, which is a preventable cause of damp problems at low level.
We're a family-run team based in York, and we build patios properly from the sub-base up, rather than cutting corners that show up a few years down the line. We work across the city and surrounding villages including Haxby, Strensall, Poppleton and Tollerton, and every quote is clear and written with no hidden extras.
Excellent job from Phil and his team. Both external and internal works finished to an excellent quality. Happy to deal with changes and kept us informed on a day-to-day basis. Definitely recommend.
