A chimney stack takes more weather punishment than almost any other part of a house, standing exposed above the roofline and bearing the full force of wind, rain and frost. It's also one of the more common sources of hidden problems, since a deteriorating stack often shows its damage as damp inside the loft or upper floors long before the issue is visible from the ground.
RW Builders repairs and rebuilds chimney stacks for homeowners across York and North Yorkshire, from repointing a stack showing early signs of wear through to full rebuilds where deterioration has gone too far to repair.
Where a chimney stack serves a fireplace or flue that's no longer used, it's tempting to assume it needs no further attention, but an unused stack still deteriorates from weather exposure the same as an active one. Left unchecked, a failing disused stack can eventually become a safety concern given its height and weight above the roofline, so it's worth including in any general roof or exterior inspection rather than assuming it's someone else's problem simply because the fireplace below it hasn't been lit in years.
Failed pointing – mortar joints exposed to constant weather at height fail faster than pointing lower down the building, and once water gets into open joints it accelerates further damage quickly
Cracked or spalling brickwork – often caused by the combination of exposure and, on older properties, incompatible cement repointing trapping moisture in the brick
Leaning stacks – a chimney stack leaning noticeably is a sign the structure has been compromised, sometimes by long-term water damage weakening the mortar and brick
Damaged flaunching – the mortar capping around the chimney pots at the top of the stack, which sheds water away from the brickwork below; once this cracks or fails, water gets directly into the top of the stack
Failed flashing – the lead or other material sealing the join between the chimney and the roof, a very common source of leaks even when the stack itself is in good condition
Whether a chimney needs repair or a full rebuild depends on how far the deterioration has gone:
We assess this properly on site, including from within the roof space where visible, rather than assuming the worst or recommending a full rebuild where a repair would genuinely do the job.
Repointing is usually sufficient where the brick itself is still sound and the problem is limited to the mortar joints
Partial rebuild addresses a section of genuinely damaged brickwork, typically the upper courses that take the most weather exposure, without needing to remove the whole stack
Full rebuild is needed where deterioration has affected the structural integrity of the stack itself, often after years of a smaller problem being left unaddressed
If a chimney is no longer in use, it still needs to be properly ventilated even when capped, since sealing a flue completely can trap moisture inside the stack and lead to damp problems both within the chimney breast and in the roof space around it. A proper cap allows airflow to continue while keeping rain and birds out, rather than a solid seal that causes as many problems as it solves.

Chimney work is carried out at height and requires proper scaffolding access rather than ladders alone, both for safety and to allow the work to be done to a proper standard. We factor scaffolding into the quote as standard for any chimney project.
Repairing or rebuilding a chimney to its existing size and appearance generally doesn't require planning permission, since it's treated as maintenance. Changes that alter the chimney's height, position or appearance more significantly can bring it under different rules, particularly on designated land such as conservation areas, which we'll check before quoting on anything beyond a like-for-like repair.
We're a family-run team based in York, and chimney work is something we take on both as standalone repairs and alongside wider roofing projects across the city and surrounding villages including Haxby, Strensall and Poppleton. Every quote is clear and written, and we're fully insured for work at height.
Excellent job from Phil and his team. Both external and internal works finished to an excellent quality. Happy to deal with changes and kept us informed on a day-to-day basis. Definitely recommend.
