Not every project needs to add space, sometimes a York home just needs updating: a tired kitchen replaced, a bathroom brought up to date, or an older property properly refurbished room by room. RW Builders takes on renovation work across York and North Yorkshire that has nothing to do with extending the house, purely improving what's already there.
We recently completed a full kitchen renovation and fit-out for a customer in York, one of many renovation projects we've carried out where the brief was to improve the existing house rather than add to it.
Kitchen renovations – full refits, including new layouts, plumbing and electrics, without extending the footprint
Bathroom renovations – from straightforward refits to full room reconfigurations including moving plumbing
Whole-house refurbishments – bringing an older property up to current standards throughout, often including replastering, rewiring coordination, new flooring and updated fixtures
Layout changes – removing or repositioning internal walls to improve flow, without adding external space
Period property renovations – sympathetic updates to older York housing stock, balancing modern standards with the character of the original building
Most renovation work that stays within the existing walls of the house doesn't require planning permission, since it's internal work rather than a change to the building's footprint or external appearance. This covers the majority of kitchen and bathroom renovations and layout changes we're asked to quote.
There are exceptions worth checking: removing a load-bearing wall needs building regulations approval regardless of planning position, listed buildings need listed building consent for almost any internal alteration, and properties in conservation areas can have additional restrictions on things like replacement windows. We check your specific property before quoting rather than assuming standard rules apply.
Renovation costs vary hugely depending on the scope and finish level, which is why we always provide a written, itemised quote rather than a rough estimate. A straightforward kitchen renovation and a full designer kitchen refit with structural changes are very different jobs, even though both fall under the same "kitchen renovation" heading, so the specification you choose has a much bigger impact on cost than the size of the room itself. We'll talk through where your budget is best spent, and where a cheaper option won't compromise the finished result, rather than upselling every element of the project.
Every renovation quote we provide sets out the scope of work, materials, and timeline in writing before any work starts, so there's no ambiguity about what's covered and what would count as an extra. If something unexpected turns up once work is underway, an unforeseen issue behind old plaster is the most common example, we'll explain what we've found, what it means for the project, and agree the cost of dealing with it before proceeding, rather than adding it to the bill after the fact.
Depending on scope, renovation work can include:
We manage the whole process ourselves, coordinating trades like electricians and plumbers alongside our own building work, so you have one point of contact rather than juggling separate contractors.
Strip-out of existing fixtures, fittings and, where needed, old plaster or flooring
Structural alterations if walls are being removed or altered, including steel beam installation where needed
First fix electrics and plumbing, repositioned to suit the new layout
Plastering and internal finishing 5. Flooring, tiling and fitted units
Second fix, decoration and final snagging
A lot of our renovation work is in Victorian and Edwardian houses across York, which often come with their own set of considerations: solid brick walls without cavity insulation, original features worth preserving, and sometimes structural quirks not found in newer housing. We work with what the property actually is rather than treating every renovation the same way, and we'll flag anything unexpected we find once work is underway, such as older wiring or plumbing that needs attention alongside the planned renovation.

This varies enormously depending on scope. A straightforward kitchen renovation typically takes 3 to 5 weeks, a bathroom renovation 1 to 3 weeks, and a full whole-house refurbishment can run from 8 weeks up to several months depending on the size of the property and extent of the work. We give you a realistic timeline specific to your project at the quote stage.
We're a family-run team based in York, and renovation work makes up a significant part of what we do across the city and surrounding villages including Haxby, Strensall, Poppleton and Osbaldwick. Every quote is clear and written, we're fully insured, and we keep you updated throughout, which matters particularly on longer renovation projects where you're often still living in parts of the house.
Excellent job from Phil and his team. Both external and internal works finished to an excellent quality. Happy to deal with changes and kept us informed on a day-to-day basis. Definitely recommend.
