General Building Repairs and Maintenance York

Not every job is a full extension or renovation. RW Builders also takes on smaller repair and maintenance work for homeowners across York and North Yorkshire, the kind of jobs that keep a property in good condition without needing a major project, from a cracked lintel to a section of failing render.

The kind of work we cover

Brickwork and masonry repairs – cracked or spalling brick, damaged lintels, repointing sections affected by weather or age

Render repairs – patching or replacing failed render before it lets water into the wall behind it

Structural repairs – addressing cracks, movement or settlement issues, assessed properly rather than just patched over

General wear and tear – the kind of jobs that build up on any older property over time, from minor brickwork to small structural fixes

Seasonal and preventative maintenance

A lot of the bigger repair jobs we're called out for started as something small that was left unaddressed, a hairline crack in render that let water in, or a section of guttering that overflowed against a wall for a couple of winters before anyone noticed the damp patch it caused. Simple preventative checks, particularly ahead of winter, catch this kind of thing early: looking over brickwork and render for cracks, checking that guttering is clear and properly fixed, and keeping an eye on anywhere water might be pooling against the building. We're happy to do a general condition check on a property even if nothing seems obviously wrong, since catching a small issue early is almost always cheaper than fixing what it turns into a few years later.

Diagnosing before repairing

A crack in a wall, damp patch, or section of failing render can have several different causes, and treating the visible symptom without understanding the cause often means the same problem reappears. Before recommending a repair, we look at what's actually causing it, whether that's genuine structural movement, a drainage issue, weather damage, or simply age. If a repair is straightforward, we'll say so. If something looks like it needs a closer look from a structural engineer before we touch it, we'll say that too, rather than quoting a quick fix for a problem that needs proper diagnosis first.

Working around your home

General repairs and maintenance are often shorter jobs than a full extension or renovation, but that doesn't mean they get any less care on site. We treat a half-day repointing job with the same respect for your home and your time as a twelve-week extension, clearing up properly at the end of every visit and being upfront about how long the work will realistically take.

When a repair is enough, and when it isn't

Some problems genuinely are simple repairs: a section of repointing, a replaced lintel, a patch of render. Others are a symptom of something bigger, a crack that keeps reappearing after being filled usually means the underlying movement hasn't been addressed, not that the filler was the wrong colour. We'd rather tell you honestly that a bigger job is needed than repeatedly patch the same problem and have you pay for the same repair more than once.

What's involved

Depending on the job, work can include:

01

Assessment and diagnosis of the actual cause

02

Brickwork or masonry repair, matched to the existing property where possible 3. Render repair or replacement

04

Minor structural repairs, with a structural engineer brought in where genuinely needed

05

General making good and finishing to match the surrounding area

Planning permission

Most repair and maintenance work is treated as permitted development or doesn't require planning permission at all, since it's restoring the property to its existing condition rather than changing it. Exceptions can apply on listed buildings, where even like-for-like repairs may need listed building consent, and we'll flag this if it applies to your property.

Why RW Builders
