Planning permission for garden walls

This is generally a straightforward, well-defined set of rules:

✓
A new or altered wall can be up to 1 metre high without planning permission if it's next to a highway used by vehicles (including the pavement alongside it)
✓
Elsewhere, such as a side or rear garden boundary not facing a road, a wall can be up to 2 metres high without planning permission
✓
If an existing wall already exceeds these limits, its height simply can't be increased further without planning permission
✓
These rights don't apply to listed buildings or their curtilage, where planning permission is needed regardless of height
✓
Height is measured from natural ground level, so a sloping site is measured from the lower ground level where relevant

These limits apply regardless of the wall's material, brick, stone or block are all treated the same way under the rules. We check the position and intended height of your wall against these limits before quoting, and if planning permission is needed, we'll explain the process.

Combining walls with fencing or trellis

Some homeowners want the solidity of a low wall combined with additional height from fencing or trellis on top, for extra privacy without the cost of a full-height wall. This combination is still measured as a single structure for planning purposes, so a 1.5 metre wall with a 60cm trellis topper counts as a 2.1 metre structure overall, and needs to be assessed against the same 1 or 2 metre limits accordingly. We factor this in when discussing your design rather than treating the wall and any topper as separate for planning purposes.

Foundations for garden walls

Even a modest garden wall needs a proper foundation, and the height and weight of the finished wall determines what's needed. A low wall might only need a simple concrete strip foundation, while a taller wall, particularly anything approaching the 2 metre limit, needs a foundation designed to resist wind loading as well as the wall's own weight. Skipping this stage or under-building the foundation is the most common reason garden walls lean or fail over time, usually a few years after building rather than immediately, once ground movement and wind loading have had time to take their toll.

Gates and access

If your boundary wall includes a gate, the same height rules generally apply to the gate as to the wall itself. We can build a matching gate opening into a new wall design, or fit a gate into an existing opening, and we'll advise on hardware and materials that suit both the wall's appearance and your day-to-day access needs.

Materials

Brick – the most common choice, and easiest to match to an existing house or boundary wall

Natural stone – Yorkstone or similar, giving a distinctive, traditional appearance particularly suited to period properties and rural settings

Reconstituted stone – a lower-cost alternative that mimics natural stone's appearance

Rendered blockwork – a more budget-friendly option, particularly where the wall will be painted or rendered rather than left as a facing material

Party walls and shared boundaries

Where a new or altered wall sits directly on a boundary shared with a neighbouring property, the Party Wall etc. Act 1996 may require formal notice before work starts. This is worth checking before work begins rather than after, since it protects both you and your neighbour and avoids disputes later.
