Part of Groundworks and Foundations York

Demolition York

Most demolition work we carry out is small-scale and part of a wider project, removing an old outbuilding to make way for a new extension, taking down an existing conservatory before rebuilding, or clearing a garage ahead of new groundworks. It's rarely a standalone job, but it's a necessary first step for a lot of extension and renovation projects.

Planning permission for demolition

Demolishing most types of building is covered under Permitted Development, but it isn't automatically free of process. Under Part 11 of the General Permitted Development Order, demolishing a building generally requires prior notification to the local council at least six weeks before work starts, giving them the chance to decide whether prior approval is needed for the method of demolition and how the site will be restored afterwards.

This requirement doesn't usually apply to smaller-scale demolition carried out as part of an already-approved extension or renovation project, since removing part of a structure to build something new in its place is generally treated differently to demolishing a whole building outright. Full planning permission or listed building consent is required regardless of scale if the structure is listed or within a conservation area, and permitted development rights for demolition don't apply if a building has been made unsafe through neglect, since a genuinely dangerous structure needs a different process entirely.

Before demolition starts

Asbestos survey – required for any building of an age where asbestos-containing materials may be present, which covers a significant proportion of older York properties

Services disconnection – gas, electric and water need to be safely disconnected before work begins

Party wall considerations – where a structure being demolished is attached to or shares a wall with a neighbouring property

Safe method statement – particularly important where demolition is happening close to an occupied building or shared boundary
