Guttering, fascias and soffits don't get much attention until something goes wrong, but they play a genuinely important role in protecting a roof and the walls beneath it from water damage. Damaged or blocked guttering is one of the more common causes of penetrating damp we're called out to investigate.
Guttering – channels rainwater off the roof and away from the building via downpipes; blocked or damaged guttering can overflow directly against the wall below, leading to damp
Fascias – the board running along the edge of the roof at gutter level, supporting the guttering and covering the ends of the roof rafters
Soffits – the underside panel between the fascia and the wall, closing off the roof void from the outside while allowing ventilation through vents built into the panel
Most modern replacements use PVCu, which is low-maintenance and doesn't need painting, and is available in white, black, and woodgrain effect finishes to suit different properties. Aluminium guttering is a more premium option, popular on period properties where a slimmer profile matches the building better than standard PVCu. Timber fascias and soffits are still found on older houses, but generally need more ongoing maintenance than PVCu or aluminium equivalents.
